Property description

Prumplestown House, is an elegant mid-19th century period residence with gate lodge, standing on 120 ha (298 acres). The courtyard with its stables and coach house is complimented with substantial farm buildings in the outer yard. The property is situated in the heart of outstanding tillage and grazing farmlands of South Kildare.

Lot 1 – Prumplestown House

On approx. 55 ha (137 acres) with access to the River Lerr. Approximately 50 acres under winter and spring crops. The remaining lands are laid down to permanent pasture.

History

Prumplestown House is a beautiful period residence originally believed to be a 17th century hunting lodge owned by the then Duke of Leinster.
The house with open plan basement/wine cellar was completed in its present form circa 1856 and was sold in 1897 to the Wright family whose descendants are the present owners.
A farming dynasty, the family quickly achieved acclaim for their purebred championship Shorthorns, winning at the Spring Show in the Royal Dublin Society on many occasions. The Shorthorns were later succeeded by purebred Hereford cattle, again winning many trophies.
In the 1970s the late Alan Wright a grandson of the original owner introduced from Austria, the Simmental cattle into Ireland for the first time.

Accommodation

The house extends to approx. 669 sq. M. (7,200 sq. Ft.) and is full of natural light. There is much to appreciate internally with many original features including decorative ceiling plaster works, fine timberwork in window shuttering and detailed architraves, deep skirting boards and wide flooring boards.

Inside the magnificent house, the generously proportioned rooms include; on the ground floor, a porch opening to the large and welcoming entrance hall. There is the dining room to the right, leading to a generous drawing room with large bow window and conservatory off. On the other side of the hall is a breakfast room which opens to the inner hallway leading to the country style kitchen with a range of fitted timber cupboards and the requisite four door aga cooker. There is a utility room and pantry off here. A cosy sitting room with French doors to the garden, along with study and guest WC complete the down stairs.

Upstairs the generous landing leads to six bedrooms each with whb. There are two family bathrooms and two separate WCs.  All the upstairs rooms offer beautiful views of the immediate garden or the surrounding picturesque landscape.

On the lower ground floor is the open plan basement/wine cellar with four rooms currently in use as storage.

Gate Lodge

There is further accommodation available in the original Gate Lodge, situated at the entrance to the property. Having been completely refurbished in recent years. The property is presented in very good order and comprises a small entrance hall with two reception rooms off. There is a sun porch and fitted kitchen. Grounds & Gardens

The house is approached by a gracious avenue flanked with mature trees on either side with a formal and walled garden to the right. There is a splendid orchard and mature shrubs and trees offering a colourful montage over the course of the year. In the garden there are drifts of snowdrops and daffodils in early spring and exquisitely blooming flower beds and herbaceous borders in summer.

The walled garden to the side of the house faces southeast and provides a safe enclosed space for children. There is a lovely variety of assorted old-fashioned rose species to be found here which come into their own in the height of summer. The original orangery and old potting shed are still intact and there is ample room for a vegetable garden. Spacious lawns are to the front of the house. The old tennis court was located next to the avenue near to the walled garden.

A quadrangular courtyard positioned to the rear and north of the house provides good parking and access to the rear hall and the substantial farmyard and farm out buildings. There is a separate door to kitchen area from the courtyard.

Location

There is much to offer in the area with towns of Carlow and Athy nearby and within easy reach of Co. Wicklow known as the “Garden of Ireland”.

For golfing enthusiast there are many great golf courses to choose from including Carlow, Kilkea, Rathsallagh and Mount Wolseley Golf & Country Club which has a leisure centre and spa in nearby Tullow town.

Good local eateries and restaurants include Lennons at Visual, Carlow town, The Green Barn, Burtown House, Athy, Rathsallagh House Hotel and Clanard Court Hotel, Athy and a bit further afield The Sha Roe Bistro in Clonegal.

Castldermot village is approximately 3kms from Prumplestown and provides all the basic shopping needs with the Mad Hatter Restaurant just off the main street and the Old Yard on the Athy road.

There is a good range of local schools in Castledermot, Moone, Carlow and Athy and there are churches in nearby Carlow, Castledermot and Timolin.

Given its location there are many race courses within reasonable distance including the Curragh, Naas, Punchestown, Gowran Park. Fairyhouse and Leopardstown are further afield but within easy reach off the motorways.

The Agricultural Lands

The farmlands are bound by the River Lerr on the northern side and the entire superb holding extends to approx. 120 ha (298 acres). The primarily tillage farm, is ideal for mix farming enterprise of cattle, sheep, dairying, tillage and horses.

Laid out in four distinct divisions the property has tremendous road frontage onto the Carlow/Castledermot road and side roads with one exception which has its own independent access off laneway.

The lands have been exceptionally well farmed to date and are in great heart. The river Lerr provides a never-ending water supply for agricultural purposes.
